InstaScope healthy home inspections
A typical home inspection examines a house before someone buys it to determine the condition of the house and discover any hidden problems. But what about the airborne problems that we can’t see? How do we inspect for them?
AmeriSpec Omaha and Lincoln now offers InstaScope testing as part of our Healthy Home Inspection. We are the only company in Nebraska and Iowa to make this technology available to our customers.

InstaScope is an air quality/airborne mold assessment system that instantly delivers scientific and accurate, room-by-room results. It uses optical detection technology to determine the types of bioaerosols in the home. This technology detects the differences between 1) the rooms with normal airborne mold levels that need no treatment, 2) rooms with elevated airborne mold levels which may require a simple cleaning by a professional, and 3) rooms with higher airborne mold levels, and an active mold source that may require targeted remediation.
A Healthy Home Inspection typically lasts 90 minutes. During this time, a certified InstaScope operator performs three steps:
- Record a baseline airborne mold level outside your building.
- Measure airborne levels in each room of the home.
- For areas with elevated airborne mold levels, recalibrate to help locate the active mold source.
By testing every room, we can specifically tell you where the affected areas are located. It’s like having a microscope and a laboratory onsite.
An AmeriSpec Healthy Home report takes sophisticated data and translates it into straightforward results. A simple green-yellow-red stoplight-type color assignment delivers a report that makes sense without reaching for a dictionary.
Once the test is complete, the technician will make recommendations for each color-coded area that help home buyers and sellers understand their next steps. These could include:
- Maintaining a clean, structurally sound home or building
- Cleaning an area with visible mold yourself if the area is less than 10 square feet
- Calling a professional cleaning service
- Contacting a mold remediation professional or an industrial hygienist.
