Elements of a home inspection

A detailed home inspection is like a “snapshot” of your new home on the day of the inspection. AmeriSpec will spend on average 2½ to 3 hours reviewing almost every area of your new home. Our home inspection checklist gives a brief summary of the elements of a home inspection:

  • Exterior.
  • Interior.
  • Heating/ventilation/air conditioning (HVAC).
  • Roof.
  • Plumbing.
  • Electrical.
  • Attic.
  • Environmental (if requested).

When our inspectors test a component and it operates properly, it is noted as “serviceable”. If our home inspector cannot see something, nor test it, we will not report on it. Be sure to thoroughly review the seller’s disclosure statement regarding any known conditions that are important for potential buyers to be aware of.

We highly recommend that you attend the home inspection and accompany the inspector throughout the process. By attending the inspection, you can see much of what the inspector sees at the inspection and how we go about testing and reporting on various conditions and components.
