What to Expect with an AmeriSpec home inspection

Prior to the inspection…
Prepare a list of questions or concerns about the property and provide them to the inspection company in advance. This will help ensure that such matters are addressed and that any special arrangements can be made if necessary. This is optional since our ASHI certified inspectors will already be looking at over 400 components of the home and will be reviewing the findings with you in person. If a list helps you, we welcome all of your questions!
Real estate agents should instruct sellers to ensure all areas are accessible to the inspector. For example, if the attic access is in a closet, all clothes and belongings should be removed from that closet, sump pits and electrical panels should be easily accessible too.
During the inspection…
If you are a homebuyer, it is especially important to be present during the inspection. By accompanying the inspector, you will have the opportunity to:
- See the condition of each key component throughout the house and property firsthand, helping give you a better understanding of the home and how it correlates with the report.
- Help ease any concerns about findings which may seem distressing on paper but are in fact superficial. For example, the inspector might explain that inexpensive lubricant can quiet an alarming appliance noise, that an unsightly column needs only a coat of paint, or that the problem causing a water spot appears to have previously been corrected.
- Save time and avoid frustration by learning about the operation of your new home. You may find out how the heating system works, how to light pilot lights, how to turn on various appliances and components, and where shut-offs are. The inspector can also point out maintenance needs and procedures, and explain how and when to check items that need periodic monitoring.
- Have all of your questions and concerns addressed immediately as they arise, room by room.
After the inspection…
