What to Expect with an AmeriSpec home inspection
Your contract to purchase was accepted by the seller, what’s next? One of the next steps is scheduling a home inspection. A professional home inspection by a qualified and experienced inspector will provide you with an overview and report on the overall, general condition of your future dream home. At AmeriSpec, we walk you through the process every step of the way. Keep the below tips in mind when getting ready for YOUR AmeriSpec Home Inspection.
Prior to the inspection…
Prepare a list of questions or concerns about the property and provide them to the inspection company in advance. This will help ensure that such matters are addressed and that any special arrangements can be made if necessary. This is optional since our ASHI certified inspectors will already be looking at over 400 components of the home and will be reviewing the findings with you in person. If a list helps you, we welcome all of your questions!
Real estate agents should instruct sellers to ensure all areas are accessible to the inspector. For example, if the attic access is in a closet, all clothes and belongings should be removed from that closet, sump pits and electrical panels should be easily accessible too.
During the inspection…
If you are a homebuyer, it is especially important to be present during the inspection. By accompanying the inspector, you will have the opportunity to:
- See the condition of each key component throughout the house and property firsthand, helping give you a better understanding of the home and how it correlates with the report.
- Help ease any concerns about findings which may seem distressing on paper but are in fact superficial. For example, the inspector might explain that inexpensive lubricant can quiet an alarming appliance noise, that an unsightly column needs only a coat of paint, or that the problem causing a water spot appears to have previously been corrected.
- Save time and avoid frustration by learning about the operation of your new home. You may find out how the heating system works, how to light pilot lights, how to turn on various appliances and components, and where shut-offs are. The inspector can also point out maintenance needs and procedures, and explain how and when to check items that need periodic monitoring.
- Have all of your questions and concerns addressed immediately as they arise, room by room.
After the inspection…
We provide you with a printed copy of your inspection report onsite as well as online with pictures. Read your home inspection report thoroughly. If you have concerns or need clarification — no matter how minor the issue — please do not hesitate to call your home inspector. Our AmeriSpec Inspectors are always willing to help put your mind at ease and our full time, experienced office staff are easily reachable via phone or email.

John from AmeriSpec Inspection Services was beyond awesome. I am a pretty handy guy, but wanted to get an inspection anyway. I started off wanting an inspection so that I would have the official word of a professional if something was wrong with the house. John took it to the next level in detail and explanation. He walked me through every room in the house pointing out specifics, which of course is very normal for an inspector. Where John did an exceptional job was explaining what could happen if a repair was not made or how to go about repairing something yourself. He was extremely professional yet easy to talk to and personable at the same time. He even accepted my credit card which was not on the "accepted payments" list. I would highly recommend using AmeriSpec Inspection Services for you inspection needs.
Very thorough inspection, we were relocating from Minnesota and it gave us confidence that we know all we can about home we were buying.
John Sutko came out and did a home inspection so that we can get our home ready to sell. John was punctual, professional, and very knowledgeable! He walked me through the entire inspection and gave me advice on how to repair some issues myself to so that I can sell my home quicker. Highly recommend John and AmeriSpec for all of your home inspection needs!
Our inspector was super helpful. Very patient walking through every issue with the house and even let us tag along during the inspection. We had several questions that he took the time to answer, and we even toured parts of the house that had issues. Would recommend.
John from Amerispec was timely, personable, and explained everything in a manner that my husband and i could understand. He asked us multiple times if we had questions about anything throughout the process. he walked through every bit of our inspection with him and it was such a stress free moment as a new home buyer. I would recommend him to anyone!
