Your agent has helped you find the perfect home, and you’re ready to write the offer. Taking the extra step to request a home inspection can give you a better picture of your soon-to-be home’s condition.

AmeriSpec suggests that you make your purchase offer subject to an acceptable home inspection. This can be scheduled with us after your offer is accepted.

Our trained and experienced inspectors will review more than 400 areas in the house, giving you a detailed “snapshot” of its current condition on the day of the inspection. The inspection will make you aware of components in need of repair or replacement, potential issues, and safety-related issues that could affect the health and safety of your family.

All of the findings will be presented in a binder with the industry’s most valued report, complete with a CD of digital photos taken during the inspection. You’ll also receive a DVD containing a 200-page home manual for do-it-yourselfers to help you make changes after you move in.

For new construction, too

A home inspection on a new house is a great idea. Even though the house may be newly built, there still could be problems with the construction or installation. The usual warranty may not cover these issues. If they’re hidden, they may not surface for several years – after causing major damage.

A thorough home inspection by AmeriSpec helps ensure minor issues or potential major problems are addressed before closing on the home.

Inspection vs. warranty

A home inspection is NOT a home warranty. There are major differences between them.

  • A home inspection is designed to make you aware of existing issues with almost every area of your home from the foundation to the roof.
  • Home warranties are designed to protect you against future failures of most appliances and mechanical systems. Note that warranties do not cover many areas, such as foundations, roofs, exterior components, safety issues, etc.
  • Warranties only cover mechanical components, and will not cover issues that are in disrepair or would be considered a pre-existing issue.
  • A home inspection will make you aware of the current conditions of the mechanical systems.

At AmeriSpec, we recommend that all home buyers purchase a home warranty to protect you against future failures that home inspections cannot predict.
